Step by Step Guide for New Home Construction
1. Site Inspection (Union County Health Department - contact information below)
Always have a site inspection performed PRIOR to purchasing land to verify whether or not the lot can be built upon.
Information typically obtained during a site inspection can include: lot size & dimensions, soil data, topography, and the homeowner's desire for the property - i.e. future home locale, barn(s), detached garage, pasture, pond, pool, shed, etc.
2. Township Zoning Permit (Township Zoning Officer)
Each township has it's own requirements regarding minimum road frontages, set backs, square feet per household, etc.
This permit must be obtained before a septic system permit will be issued!
3. Driveway & House number permit (Union County Engineer's Office 937-645-3018)

Before going to the engineer's office, try to pinpoint the location of your property by identifying the two closest addresses on either side and across the street from your building site.
These two permits must be obtained before a septic system permit will be issued!
4. Septic System Permit (Union County Health Department - contact information below)

This permit may be obtained at any time during the permit process, but is usually done when the septic system permit is applied for.
A detailed drawing of the building site is needed. You may use a copy of the drawing for the septic system permit.

Contact the Union County Building Department for exact requirements to obtain a written Certificate of Occupancy.
